Quick answer
A larger final sale is not automatically a better farming route. Compare the change in your cash balance divided by minutes spent; use the same measurement boundary for both runs.
Compare two flips
Enter the cash balance before and after each complete flip. Spending during the run is already reflected in the ending balance.

What this calculator measures
Balance change equals ending cash minus starting cash. Cash per minute divides that change by elapsed minutes. This is arithmetic on your inputs, not a prediction of what a specific house will pay.
Record the starting balance immediately before choosing a property and the ending balance after its sale. Since the ending balance already reflects purchases during the run, do not subtract furniture spending a second time.
Keep the comparison fair
- Measure from the same starting point in the loop for both runs.
- Note whether either run used a boost, event reward, co-op partner or a different tool.
- A one-off lucky buyer offer can distort one run; repeat the same route before calling it a reliable farm.
- Robux purchases and time spent outside the run are not converted to cash by this calculator.
Example, not a game payout
If one run changes your balance by $18,000 in 12 minutes, it yields $1,500 per minute. A second that changes it by $24,000 in 20 minutes yields $1,200 per minute. The first route is faster on this measure despite its smaller absolute gain.
Those numbers only illustrate the calculation. Enter your own recorded balances to compare actual runs.
Source standard
Official Roblox metadata and creator-owned descriptions take priority. Values transcribed from in-game screenshots are dated observations, not guarantees of current prices, purchase terms or gameplay effects.
Common questions
Flip a House FAQ
Do I subtract furniture spending again?
No. If you enter actual cash balances from before and after the whole run, purchases are already reflected in the ending balance.
Does the calculator predict a house's payout?
No. It compares two recorded cash-balance changes and the time each took.
Can I compare solo and co-op?
Yes, but label the runs clearly and treat different group size, boosts and tools as confounding factors.
